PSA: my checklist before signing for a rental flat (architect edition)

after visiting maybe 15 flats this winter I made a list, maybe it helps someone:

1. look at corners of ceilings and behind wardrobes for damp. 2. open every window, check they close properly. 3. turn on the shower and a tap together, watch the pressure. 4. ask which way the flat face, it change everything for heating bills. 5. photos of everything the day you move in, with date.

what would you add? i always forget to check the electrics honestly
